Freehold condos and city villas take shape at KL South


NEW mixed residential development is taking shape in Cheras, Kuala Lumpur.

Developed by Zalam Corporation Sdn Bhd, Cloudtree Residence is located on 9.17 acres of freehold land over 700 feet above sea level.

Cloudtree Residence sits on a hill north of Taman Juara Jaya and has five towers ranging from 28 to 32 floors with 627 condo units and 16 town villas.

Condominium units have built areas ranging from 1,269 square feet to 1,545 square feet and prices start at RM611,000. City villas range from 2,352 square feet to 2,537 square feet and sell for RM 980,000 and up.

According to Zalam Corporation Sdn Bhd Managing Director Ho Lee Beng, one of the main features of the development is that each condominium tower has only four units per floor.

“Our main target market is 30 to 40 year olds,” Ho said.

He added that the company builds the development based on current trends, with many within their target market preferring modern designs.

Zalam Corp is also developing a central park on the premises to provide residents with a green sanctuary. Likewise, the road to the site is landscaped for an extra touch of green.

Some units in the development will feature a dual entry design for those seeking privacy in their units, while other features include a large living room to allow maximum exterior views of the widely landscaped greenery in the area.

All units face north or south, out of direct sunlight to keep the condos cool. Residents will also benefit from a minimum of two allocated covered parking spaces.

The development will be equipped with various facilities, including a badminton and basketball court, a clubhouse, a floating gym, yoga rooms and a party lounge.

Located close to The Mines Resort and a forest reserve, the Cloudtree Residence will have easy access to the Silk Highway, MRR2, Best Raya Highway and KL-Seremban Highway.

Other nearby amenities include various educational institutions, shopping malls, medical services, entertainment centers, and supermarkets.

“We guarantee privacy through a state-of-the-art security system that offers residents complete peace of mind,” said Zalam Corporation Sdn Bhd President Tan Sri Datuk Wong See Wah, adding that the development will have a full coverage of CCTV, intercoms, card access to car parks, elevator lobbies and unit floors, with trained security professionals monitoring the area 24 hours a day.

The project is expected to be completed by December 2016.
