Brighton development offers limited income property opportunities


Richard Hornblower and Katelyn Kerins of Coldwell Banker are bringing a new limited income development to market in Brighton.

The property of 21 Soldiers Field Place is a free-standing building with 38 residences. All units qualify as Boston Planning and Development Agency Limited Income Residences.

The City of Boston last week accepted applications for units that will be chosen through a lottery system.

Hornblower says the development is one of the “largest developments in Boston for buildings with limited income homes.”

Developped by Residences at Soldiers Field Place Condominium Limited Partnership with SMC Management Corporation, the property has a variety of floor plans with prices between $213,700 and $368,500 to support variable median incomes (AMI).

These floor plans include 13 one bedroom condos in AMI 80%, 13 one bedroom condos in AMI 80% to 100%, five two bedroom condos in AMI 80%, five two bedroom condos in AMI 80% to 100%, a three-bedroom condo in the AMI 80% and a three-bedroom condo in the AMI 80% to 100%.

Developped by Residences at Soldiers Field Place Condominium Limited Partnership with SMC Management Corporation, 21 Soldiers Field Place includes a courtyard and underground parking with electric vehicle charging stations. Units have modern kitchens with stainless steel appliances. The property also has Wi-Fi enabled thermostats, first floor locked storage and a dog park on the property as pets are allowed with restrictions.
